Market Insight
The Ground Is Shifting Beneath Real Estate Pricing
For decades, the 5–6% commission was simply how homes were sold — rarely questioned, rarely negotiated. That era is ending.
Mortgage rates have held in the mid-to-high 6% range through 2026, with the Fed on hold through five straight meetings. Buyers are stretched thin on purchasing power, and sellers are increasingly the ones absorbing the gap — through price cuts, concessions, and closing costs. In a market tilting toward buyers, every dollar of transaction cost gets scrutinized.
The 2024 Sitzer/Burnett settlement was supposed to accelerate this. It made buyer-agent compensation fully negotiable and pulled it off the MLS. But two years later, most sellers are still offering roughly the same 2–2.5% they always did — old habits, and an information gap, are proving sticky.
That gap won't last. Between tighter seller margins, more informed buyers, and AI-driven tools that now handle much of the work that used to justify a full percentage-based fee — pricing analysis, marketing, contract management — the flat fee is moving from the FSBO fringe to the mainstream. It's not a question of if. It's when, and who's ready for it first.
We're paying attention — and building for it. JoanTool's whole model already runs on the kind of efficiency that makes flat-fee pricing possible: real technology doing the heavy lifting, a transparent process, no bloated overhead to justify a percentage fee that no longer matches the value delivered. As the market moves, we intend to be ahead of it, not chasing it.
